April 2008 - Toronto Housing Market Update
Now that we have enjoyed a refreshing stretch of warm spring days, the real estate market is about to flourish with more buyers expected to come into the market, and also more home sellers deciding to list their homes for sale. The recent mortgage interest rates drops will greatly assist the momentum also. Home sales were moderate in March. They were down 22% over March 2007, which is quite a slide, however average prices rose 4%, which is good for market stability. Listing inventory is 6% lower, therefore, helping to keep the prices stable despite lower sales. Thinking positively, as the weather continues to warm up, and the flowers start to bloom, we will see listing inventory greatly improve with more homes on the market to choose from, which will bring more buyers out. NEWS – Land Transfer Tax Rebate for first-time buyers on re-sale homes just announced!
The provincial government has announced that it is expanding the PROVINCIAL land transfer tax rebate for first-time buyers to include re-sale housing. First-time buyers of both re-sale, and newly constructed homes, will be eligible for a rebate of the provincial land transfer tax of up to $2,000. Effective for first-time buyers who enter into Agreements of Purchase and Sale after December 13, 2007. Please call Heather if you require further details or help with purchasing your first home.
