Real Estate Market Update - February 2010
Love is in the air, and so are strong home sales. The new year has started off on a high note with 87% more homes sold this January over last January, as reported by The Toronto Real Estate Board (“TREB”). Sale prices climbed 19% compared to January 2009. We are in a very healthy and normal market when you compare sale figures back over the years. We are not in a bubble that is about to burst as some reports had indicated. Active listings (the number of properties for sale) are down by 41%. So this is great for Sellers as they have less competition, and many homes are selling very quickly, for top price, and even with multiple offers. We do expect to see more listings come on the market in the spring, which is the peak time for new listings, so there will be more selection for Buyers to choose from. Interest rates are currently very low. I’ve notice an excellent 5 year term mortgage at 3.52% with one lender. NEWS for Home Buyers and Home Owners!

Home Renovation Tax Credit (announced in the January 2009 Federal Budget) Individuals will be able to claim a 15% non-refundable tax credit for eligible renovations to their principal home, in excess of $1,000. to a maximum of $10,000. resulting in a maximum credit of $1,350. This credit will only be available for renovations made between January 27, 2009 and February 1, 2010.

Home Buyers’ Plan (announced in the January 2009 Federal Budget) The Home Buyers’ Plan (HBP) allows first-time home buyers to withdraw amounts from their RRSP to purchase or build a home without having to pay tax on the withdrawal. The limit for HBP withdrawals made has increased from $20,000. to $25,000. The withdrawal amounts will continue to be repayable in instalments over a period not exceeding 15 years.

First-Time Home Buyers’ Credit (announced in the January 2009 Federal Budget) First-time home buyers will receive a new non-refundable tax credit of $750. The maximum credit that may be claimed for a jointly purchased home is limited to the amount of the credit that one individual could claim.

Land Transfer Tax Rebate for first-time buyers on re-sale homes (announced in 2007) First-time home buyers of both re-sale and newly constructed homes are eligible for a rebate of the provincial land transfer tax of up to $2,000.00. Certain conditions do apply, and paperwork is filled in with your real estate lawyer and submitted to the Provincial Government after your home closing to receive a refund.
